RECOMMENDATIONS:
ADOPT Resolution approving the Parcel Map for urban lot split minor subdivision MS23-00018, for a project being developed by Kambiz Ghorashi, as recommended by the Public Works Director, Walnut Creek area. (District IV)
FISCAL IMPACT:
No fiscal impact.
BACKGROUND:
The Public Works Department has reviewed the applicable code requirements for urban lot split minor subdivision MS23-00018 and has determined that all applicable code requirements for Parcel Map approval have been satisfied.
CONSEQUENCE OF NEGATIVE ACTION:
The Parcel Map will not be approved and recorded.

IN THE MATTER OF: Approving the Parcel Map for urban lot split minor subdivision MS23-00018, for a project being developed by Kambiz Ghorashi, as recommended by the Public Works Director, Walnut Creek area. (District IV)
WHEREAS, the following documents were presented for board approval this date:
The Parcel Map of urban lot split minor subdivision MS23-00018, property located in the Walnut Creek area, Supervisorial District IV, said map having been certified by the proper officials.
Said document was accompanied by:
1. Letter from the County Tax Collector stating that there are no unpaid County taxes heretofore levied on the property included in said map and that the 2025-2026 tax lien has been paid in full. and the 2026-2027 tax lien, which became a lien on the first day of January 2026, is estimated to be $25,020.00.
2. Security to guarantee the payment of taxes, as required by Title 9 of the County Ordinance Code, in the form of a cash deposit, (Auditor's Deposit Permit No. DP944055, dated September 2, 2026) made by Kambiz Ghorashi in the amount: $25,020.00, guaranteeing the payment of the estimated tax.
NOW, THEREFORE, BE IT RESOLVED
1. That said subdivision, together with the provisions for its design and improvement, is DETERMINED to be consistent with the County's general and specific plans.
2. That said Parcel Map is APPROVED.
