RECOMMENDATIONS:
ADOPT Resolution approving the Parcel Map and Subdivision Agreement for minor subdivision MS21-00013, for a project being developed by Ron Carter, as recommended by the Public Works Director, Walnut Creek area (District IV)

FISCAL IMPACT:
No fiscal impact.

BACKGROUND:
The Public Works Department has reviewed the conditions of approval for minor subdivision MS21-00013 and has determined that all conditions of approval for Parcel Map approval have been satisfied.

CONSEQUENCE OF NEGATIVE ACTION:
The Parcel Map and the Subdivision Agreement will not be approved and recorded.

and for Special Districts, Agencies and Authorities Governed by the Board

IN THE MATTER OF approving the Parcel Map and Subdivision Agreement for minor subdivision MS21-00013, for project being developed by Ron Carter, as recommended by the Public Works Director, Walnut Creek area. (District IV)
WHEREAS, the following documents were presented for Board approval this date:
I. Map
The Parcel Map of minor subdivision MS21-00013, property located in the Walnut Creek area, Supervisorial District IV, said map having been certified by the proper officials.
II. Subdivision Agreement
A Subdivision Agreement with Ron Carter, principal, whereby said principal agrees to complete all improvements as required in said Subdivision Agreement within 2 years from the date of said agreement. Accompanying said Subdivision Agreement is security guaranteeing completion of said improvements as follows:

Performance amount: $1,000.00

III. Tax Letter
Letter from the County Tax Collector stating that there are no unpaid County taxes heretofore levied on the property included in said map and that the 2023-2024 tax lien has been paid in full and the 2024-2025 tax lien, which became a lien on the first day of January, 2024, is estimated to be $19,450, with security guaranteeing payment of said tax lien as follows:

NOW, THEREFORE, BE IT RESOLVED:
1. That said minor subdivision, together with the provisions for its design and improvement, is DETERMINED to be consistent with the County's general and specific plans.
2. That said Parcel Map is APPROVED and this Board does hereby accept subject to installation and acceptance of improvements on behalf of the public any of the streets, paths, or easements shown thereon as dedicated to public use.
3. That said Subdivision agreement is also APPROVED.
