Report Title: Lease amendment with RPE Muir, LLC for 1340 Arnold Drive, Suites 121 and 125, Martinez

RECOMMENDATIONS:
APPROVE and AUTHORIZE the Public Works Director, or designee, to execute a lease amendment with RPE Muir, LLC to add approximately 600 square feet of office space, for a total of approximately 2,700 square feet of office space, to space the County currently leases at 1340 Arnold Drive, in Martinez, and to extend the initial term by two years, for a new initial term of seven years with renewal options, with rent for the first year of $65,195, with annual increases thereafter, as requested by the Health Services Department, Contra Costa Health Plan - Enhanced Care Management.
AUTHORIZE the Public Works Director, or designee, to exercise the options to extend the lease term.

BACKGROUND:
Contra Costa Health Plan - Enhanced Care Management (CCHP-ECM), a division of the Health Services Department, has occupied Suite 125 since July 1, 2023. CCHP-ECM needs more space for its administrative staff. The proposed amendment to the lease will increase the available square footage by approximately 606 square feet.
CCHP-ECM provides services to members of CCHP with highly complex needs. ECM is a program that provides extra services to clients to ensure clients get the care they need to stay healthy. Clients with ECM have their own care team including a Lead Care Manager. These staff communicate with a client's doctors, specialists, pharmacists, case managers, social services providers, and others to make sure the care providers works together.
Staff in this office are primarily administrative. Staff who are client-facing meet clients outside the office.
